Four Seasons 30% Energy Reduction

2011-07-23 13:02:40

Four Seasons Hotel Philadelphia installs energy-efficient microturbines. To gain control of energy costs and reduce greenhouse gas emissions, the luxurious Four Seasons Hotel Philadelphia installed three Capstone C65 ICHP MicroTurbines®. The natural gas microturbines are located on the roof of the five-star hotel. Within the first two months of operation, the hotel reduced its energy cost by more than US$ 80,000. The microturbines’ combined heat and power (CHP) technology allows the hotel to generate nearly 200kW of electric power, which fulfills 30% of the hotel’s overall electricity needs. Heat from the microturbines is used to heat water for laundry and other hotel operations. The energy-efficient CHP system provides 100% of the building’s day-to-day domestic hot water and satisfies 15% of its heating needs. The project is expected to reduce the hotel’s annual energy costs by 30%.

Con Ed Natural Gas Customers:

Advanced boiler control system approved for energy incentive funding via Lockheed/Con-Ed energy efficiency program – payback typically under one season after incentive. An advanced boiler control system, the AI Central Brain, has been approved for energy incentive funding under the Lockheed Martin/Con-Ed energy efficiency program. Based on an independent engineering review of savings from a number of our clients, the engineering study anticipates an average of 20% energy savings and in many cases upwards of 30% savings. That translates to an average annual savings of $25,000 for a building using $100,000 of energy annually.  You can reference the study here:
http://uwatertech.com/docs/Independent_Engineering_Study_on_AI_Central_Brain_Boiler_Control_Savings.pdf  While the boiler control system typically has a two-year pay-back without any incentives, the payback is often under one year after the incentive. And with our unique pay-from-savings option, you can benefit from the system without any money out of pocket. You can learn more about that program here:  http://uwatertech.com/docs/AHTPayForPerformanceHVACEnergySavingsOverview.pdf  Please email dstrauss@uwatertech.com if you would like additional information or would like to explore how we might be able to save you money on your heating bill.

HYATT'S Seattle Hotel LEED Certified

2009-04-04 05:33:08
Hyatt's new Seattle hotel at Olive & 8th Ave has earned the prestigeous LEED-certification. The property reached their architectural and construction 'green' goal by encompassing many sustainable-design principles throughout the property.  Features of the new hotel include an organic roof that provides both insulative and aethetic properties to the hotel as it covers the first three stories of the building, an all-glass facade with triple paned windows minimizing energy consuming artificial lighting and more subtle sustainable guestroom features such as water-reducing shower heads and dual-flush toilets.

Hilton Moves HQs to Northern Virginia

2009-02-04 19:43:53
Hilton Hotels has chosen Fairfax County, VA as their new home. Hilton stunned the local hotel community last month by announcing it was moving from Beverly Hills to the Washington region. The state of Virginia provided Hilton a $4.6 million incentive package to choose VA over competing Montgomery County of Maryland and the District of Columbia. Hilton is expected to invest $17 million in the move and create more than 300 full-time jobs within the first three years. An exact location has not been determined, but this move brings yet another hotel management group to the immediate region including Crestline, RLJ Development, Highland Hospitality and Marriott among others.

The NAHLE Institute will be providing training modules via the Internet for hotel employees who wish to learn more about hotel engineering and maintenance or desire to become a Chief Engineer. NAHLE's modules do not compete with the Certified Engineering Operations Executive (CEOE) offered by AH&LA's Educational Institute as they are geared at providing the knowledge base leading up to the designation of the property's chief engineer or director of engineering. Among other building system modules; HVAC,  plumbing, electrical, lighting, landscaping, swimming pools, vertical transport, water systems, waste-water sytems, life-safety/emergency response, pest management, and project management will be offered. These modules may be part a regional training seminars, so let us know what you want. The following are a couple of brief excerpts from NAHLE's Lighting Systems module:

1) Light comes in only two forms; either natural sunlight or artificial light. Both sources are found in your hotel and contribute to the design and comfort of your property. The proper use of lighting is critical to your property as it:
• Makes your guests feel comfortable and attracts them to both your property and intended areas
• Creates an aesthetically pleasing work environment for you employees
• Provides sufficient levels of light for tasks and activities of both guest and employee
• Helps establish you property’s brand by communicating a concept
• Highlights an area or an object like a piece of art or sculpture
• Creates a mood such as found with varying illumination and colors for different venues
• Provides minimum levels for safety and security of guests and employees
• Effects energy and life cycle costs including initial purchase, installation and maintenance costs
2) Theory: Let’s start with a few basic terms and concepts surrounding a thorough understanding of light sources and their systems. Visible light is radiant energy that can be seen by the human eye. Light is radiated as energy in the form of wavelengths and frequency as found in the electromagnetic spectrum. Only a small portion of the spectrum can actually be seen by the human eye. The human eye sees certain colors based upon the characteristics of the energy much like the ability of the human ear to hear certain sound waves based upon their properties.

By the way, AH&LA's CEOE training material includes an excellent text book and resource by Cornell University's Dave Stipanuk and engineering consultant, Harold Roffman. If you are reading this page, you probably already own a copy of this book. And, if you have gotten this far and don't have a copy, you definitely should buy this book!

Employees Afforded New Rights Under Recent ADA Amendment
Robert Elliott    0000-00-00 00:00:00
Did you know that employees have new rights as the American with Disability Act was amended by Congress in September, 2008? The Americans with Disabilities Act Amendments Act of 2008 (ADAAA), was signed into law on September 25. This amendment specifically rejects two United States Supreme Court decisions that have formed the basis of disability law for many years. The amendments basically overturn what Congress describes as the Supreme Court's narrow interpretation of who is disabled under the Americans with Disabilities Act of 1990 (ADA). the amendment further directs that the ADA should provide a "broad scope of protection." It is expected that millions of employees who were not protected prior to the passage of the ADAAA will now be protected under the statute and entitled to reasonable work accommodations. Both Supreme Court decisions, Toyota Motor Manufacturing, Kentucky, Inc. v. Williams and Sutton v. United Airlines Inc.provided the foundation for the dismissal of many disability discrimination and failure-to-accommodate cases. Given their rejection and the ADAAA's explicit language that "the question of whether an individual's impairment is a disability under the ADA should not demand extensive analysis," courts will likely be hesitant to dismiss cases on the basis of not finding a disability. Employers should be prepared to strengthen their other defenses by having clear procedures for employees to request work accommodations, training supervisors to recognize when an employee may have a disability, and revising job descriptions to clearly identify the essential functions of a job that must be performed (with or without reasonable accommodations).
